A Particular Kind of Building
Renovating a villa or bungalow is not the same as renovating any other house. Older homes have their own way of being built - kauri framing, original sash windows, lath-and-plaster walls, floors that have settled in over a century. Working on them properly means knowing what to keep, what to replace, and what to leave alone.
Most of the renovation work we've done since 2010 has been on character homes in the central Auckland suburbs. Ponsonby, Grey Lynn, Westmere, Mt Eden, Sandringham, Kingsland, Herne Bay, and the streets around them. Villas, bungalows, and the occasional early Californian - each one different, each one bringing its own quirks to the build.
Our work is about bringing these homes up to a standard that works for modern living - better insulation, properly considered layouts, kitchens and bathrooms that actually function, without losing the parts that make them worth keeping in the first place. The detailing, the character, the proportions. The reason the home is what it is.

Initial consultation
Initial consultation
We come out, walk through the home with you, and talk about what you're trying to achieve. Some clients have plans drawn already. Others are still working out what's possible. Either way, the first conversation is about understanding the project before anything else.
Quoting and design alignment
If the project is right for us and the fit is right for you, we move into detailed quoting. Our in-house quantity surveyor prepares a fixed-price quote based on the plans, the site, and the scope. If you're working with an architect, we work directly with them. If you're not, we can recommend ones we've worked with before.
Pre-construction planning
Before any work starts on site, we run through the build in detail - programme, materials, key decisions, consent timing, and anything specific to your home that needs to be sorted in advance. This is where most of the surprises get headed off.
Construction
The work is run by a dedicated site manager who is on-site, contactable, and accountable. We keep the project moving on programme and on budget, with regular updates to you throughout. Where decisions need to be made, we bring them to you early.
Handover and aftercare
We hand the home back to you properly - finished, cleaned, walked through, and documented. Qualifying projects come with a 10-year Master Build Guarantee, and we stay reachable after handover for anything that needs attention.

Yes. A number of villas in central Auckland sit within Special Character Areas or have heritage overlays. We've worked on enough of them to know how to handle the consent and design constraints involved.

Most full villa renovations run between 6 and 12 months, depending on scope, consent timing, and whether an extension is involved. We give you a realistic programme as part of the quote — not an optimistic one.

For full renovations, usually yes — at least for the most disruptive stages. For smaller projects, we work with you to keep parts of the home liveable. We talk through the practical side during the planning stage.

Yes. We manage the building consent process from start to finish, including coordination with Auckland Council and any specialist consultants needed.
