Renovations That Change How a Home Works

Most homes outgrow themselves at some point. The kitchen is in the wrong place, the kids have arrived, the family room doesn't connect properly to the garden, the bathroom hasn't been touched since the eighties.

Our renovation and extension work covers everything from full home transformations through to targeted additions: a new kitchen, a relocated living space, a second storey, a rear extension that opens the home up to the outside. We've been doing this work in Auckland since 2010, and most of it lives in the central suburbs - Mt Eden, Grey Lynn, Sandringham, Westmere, Ponsonby, and beyond.

The work itself is one thing. Running it properly is another. That's where most renovations either succeed or come unstuck - in the planning, the quoting, the management of the build, and the communication with the people living through it. That side of the work is where we put most of our attention.

Initial consultation

We come out, walk through the home with you, and talk through what you're trying to achieve. Some clients have plans drawn already. Others are starting from scratch. Either way, the first step is understanding the project.

Quoting and design alignment

We move into detailed quoting if the project is the right fit. Our in-house quantity surveyor prepares a fixed-price quote based on the plans, scope, and site. We work directly with your architect, or recommend one if you don't have one yet.

Pre-construction planning

Before any work starts, we run through the build in detail - programme, materials, key decisions, consent timing, and anything specific to your home. This is where most of the surprises get headed off.

Construction

The build is run by a dedicated site manager - on-site, contactable, accountable. The programme and budget are tracked properly. Where decisions need to be made, we bring them to you early.

Handover and aftercare

We finish the project properly - cleaned, walked through, documented. Qualifying projects come with a 10-year Master Build Guarantee, and we stay reachable after handover.

Common Questions About Renovations & Extensions

    1.  It depends on the size of the section, the existing home, and what you're trying to achieve. Both have trade-offs around cost, consent, and how the home ends up functioning. We can talk you through the options during the consultation.

  • Most full renovations run between 4 and 10 months. Extensions add to that depending on scope. The programme we give you in the quote is the one we work to — and we update you early if anything shifts.

  • For larger renovations, usually yes for at least some of the build. For smaller or staged work, we can often keep parts of the home liveable. We talk through the practical side during planning.

  • Yes. A lot of our work comes through architects we've built relationships with over the years, and we're used to working as part of a design team.

  • Yes. We can recommend architects we've worked with before, or in some cases handle smaller projects on a design-and-build basis.
