Architectural New Builds
Most of our work is on existing homes, but a portion of every year goes to new build projects. These are usually architectural - designed by architects we've worked with before, or brought to us by clients who want a builder that runs a new build with the same level of detail and care as a renovation.
We don't take on a large volume of new builds, and that's a deliberate choice. A new home should be approached as carefully as the renovation of a character one - with proper quoting, considered planning, experienced site management, and a finish that holds up.

Initial consultation
Initial consultation
We come out to your section or to a meeting, and talk through what you're planning, where the design sits, and what stage you're at. Some clients have plans ready to go. Others are still developing the design with their architect.
Quoting and design alignment
Once the design is far enough along, our in-house quantity surveyor prepares a fixed-price quote based on the plans, the site, and the scope. We work directly with your architect through this stage to make sure the quote reflects the design properly.
Pre-construction planning
Before any work starts, we run through the build in detail - programme, materials, key decisions, consent and site logistics. Sections, services, and access are sorted up front.
Construction
The build is run by a dedicated site manager. The programme and budget are tracked closely, and you're kept informed throughout. Decisions are brought to you early, not at the last minute.
Handover and aftercare
We finish the home properly, walk you through it, document the build, and hand it over. Qualifying projects come with a 10-year Master Build Guarantee, and we stay reachable after handover.

Yes. Most of our new build work comes through architects we've worked with before, and we're set up to work as part of a design team.

A typical residential new build runs between 10 and 18 months depending on scope, complexity, and site. We give you a realistic programme in the quote, not an optimistic one.

We quote new builds on a fixed-price basis, prepared in-house by our quantity surveyor once the design is far enough along. We can also work on a preliminary basis earlier in the design phase to help you understand likely costs before committing.

Yes. We've worked on a range of sites including tight inner-city sections, elevated and coastal sites, and sites with complex access. The detail comes out in the planning.

Our new build contracts are full-service — groundwork, structure, weathertightness, services, fit-out, and handover. Anything outside the scope (landscaping, pools, specialist joinery) we coordinate or work alongside.
